New construction of a residential and commercial building with a doctor’s office

A new residential and commercial building (diabetology practice and 33 residential units) is being constructed on the corner plot at Bahnhofsplatz / Würselener Straße in Alsdorf. The existing buildings will be demolished. The planned new building relates to the contour and orientation of the five-story existing buildings and steps down to three stories along Würselener Straße towards the firewall. Set back, the building will then receive a sixth usable level with an eave-side monopitch roof and tile covering. It is certainly important that corresponding development on the other side of the street is possible to make the desired “gateway effect” in front of the Anna site noticeable. The corner is subtly emphasized by bay windows and loggias/balconies, and by the central, projecting column element with exterior lighting. For the facade, we envision an external thermal insulation composite system with reddish brick cladding, which ensures integration into the surroundings, a pleasing appearance, and sufficient mechanical and weather resistance, without exceeding the economic framework. The uppermost level will feature anthracite-colored roof tile cladding with a suspended gutter. The access balcony zone is equipped as a concrete structure with polished mastic asphalt. The railings will be made of painted steel with a stainless steel handrail. The slightly recessed ground floor will feature anthracite-colored brickwork. The window and door systems on the ground floor are made of metal, otherwise of plastic (grey). The south-west and east sides will be equipped with electrically operated sun protection made of fiberglass fabric.
